Many people jumped into the American Dream of owning a home in the past few years.
Houses were appreciating at record rates and everyone wanted to get a piece of the pie.
You could buy a house and know that in a few months, the price would already be way more
than you paid.
It seemed like you couldn't lose, so lots of folks bought their first home, or moved up
to a nicer one. Loans were easy to get, as long as you were breathing. The payments didn't
seem too bad either.
Until the bottom fell out
Many people didn't realize how much their monthly payment would go up once it adjusted.
Many are in the situation right now where they can't afford their monthly payment and still eat and care for the needs of their family. Plus, the house hasn't appreciated like expected or worse, is now worth less than or as much as the amount owed.
Now what?
You can't put your house on the market or you'd end up having to pay 6% or more commission
to a real estate agent out of pocket. In California, that's $30,000 on a $500,000 home.
Kind of hard to pay that when you're having a hard time making the monthly payment. Add
to that closing costs, repairs to the house to satisfy the buyer and escrow fees and
you're looking at a huge chunk of change.
Plus, houses aren't selling very fast these days, so you'll have to keep making that
payment for another 6 months or so before it sells. Many have received a Notice of
Default (NOD) in the mail because they are already behind in payments and the lender is
threatening to foreclose.
